Don't take financial advice from broke cousins.Don't let them kill your dreams, because they don't have any.I would go to far as to say, don't ever talk finances with that cousin again. 

Think about the policies and communications around the classic boy/girl friend and unauthorized person lease terms and procedures (from on-boarding through screening and lease signing).....But if it is really too stressful, look at your scale (is duplex or ten-plex right for you and your work/life balance), your market (the neighborhood --working class or upper class), your team (like a good eviction lawyer or contractor) and see if it is a good fit...

@Carlos Ptriawan It is over 30" at the trunk about 40' tall but dropped a limb onto the deck and broke the framing.

There are actually large builders developing entire complexes geared to shared common areas, but private rooms, and of course just shared homes like the Golden Girls. 

I have since put everything back on ebay and have sold it all, getting most of my money back. ( Very proud of myself for figuring out a way for a broke *** red neck idiot, to get basically a free Real estate investing education which so far has made me a buck or two,)    :)     Even today when I feel I need to get current in trends and techniques I go to ebay for some easy listening material, but I've found that most of it is just rehashed fluff from the origional gurus from my early years.
