@Nathan Frost...They have a certain box, with their programs, just like any lender, but I like them, and have closed with them. 

We want to get into MF (2-3units to start) doing BRRR... and rent out for Mid term rentals.We see a house that meets our buy box, and our investment goals are;- $300 gross profit cash flow per month- 30% equity + with forced appreciation after rehab- Refi (if rates come lower!)

Best regards,DragoThanks for taking the time.Regarding the Cozy reference, I am using Apartments(dot)com as an introductory free platform that seems to check most of the boxes and then determining where my pain-points are, if any, to help me pick from the plethora of more inclusive available options at a later time (such as TurboTenant, TenantPro, LandlordStudio, etc). 

For the investors that I work with Florida checked all the boxes.  

I've closed with all the big box lenders and have dealt with dozens of LOs.
