This is probably because once you cross 12 mile road you get into the REALLY nice suburbs of Beverly Hills (yes Michigan has one!)

top agents in most higher priced markets make well over 1 million a year and of course some of the rock stars in say Manhatton or Beverly hills type areas probably can do 5 times that in commission income.. but I know they will spend a lot on marketing  bill boards  big catered open houses etc etc. 

Markets you may actually like to spend time in and places in the nicer neighborhoods (not Beverly Hills or anything, but nice, good, solid, B class neighborhoods) all show lower cash flow on paper day 1.

I live right up the road in Beverly and do all my business on the north shore.  

This probably won't work in Beverly Hills.
