@John Fedro   John I just did my CE for my NMLS license and one module was MH in park or out. and it was very clear they fall under Safe act and dodd frank..

The inspection will fail for serious items like dead battery in a smoke detector or trivial items like missing 1 screw on a outlet or switch cover plate.Faill the inspection and they will advise the tenant to move out!

ONe can be brought up on ethics charges by the Board of Realtors but it does not have the effect of law.. its more like a  Shamming.But yes having been a RE broker since 1975 and one in 3 states I am constantly taking continuing education and ethics is always a module that we take.

As for smoke alarms, be sure to look at the fine print, many municipalities require hard wired smoke detectors in every room so it's not as easy as getting battery operated ones.
