We’re well into summer, but 7% mortgage rates and still-rising home prices have put a winter chill on transaction volumes.The national Buyer Activity sub-index dropped 8 points to 37 in July 2024, after having dropped 6 points to 45 in June 2024.

Houston, TX offers job growth, affordable housing, and tax benefits, while Cincinnati, OH has high cash flow, affordability, and tenant demand but faces slower population growth and cold winters.

The water in the Intracoastal in South Florida is much higher at high tide than it was when I was a kid, the summers ARE hotter and the winters are shorter.

Late fall and winter are best, but you won’t have the options you would in the early spring time.  

If the houses have appreciated a lot, you may want to stagger when you sell them so they are in different tax years and time it so they sell quickly (ie don't list in the middle of winter).The market also changes. 

An ABNB I stayed in last winter was bought the previous year for $525k, that buyer then put it on the market for $525 less than a year after their purchase--today that asking price was reduced to $450!!!

The Charisma/Berkshire comforters are by no means winter thick.

I was able to wash all the laundry overnight before we had to head to WSU and get rolling.Plus someone stole one of the small heaters I keep in the closets for winter guests if they need extra heat upstairs....dammit....

GR made the most sense for ski in/ski out and our budget at that time (relative to Summit County, Steamboat, & Winter Park/Fraser).

We've seen some really good deals (especially this past winter) on new builds because they HAVE to sell them, no matter the market conditions.
