LTV had no bearing on the transaction. so I suspect most lenders will offer you 125k with you putting down 125k plus fees.Now there could be someone that specializes in dirt but those folks are rare as hens teeth.

This also carries no weight as a landlord.The tenants before have gotten insurance and then canceled after showing the policy to the landlord so they wouldn't have to keep paying the money.Having a policy of not allowing animals above a certain weight and aggressive breeds will curb this kind of thing.Big apartments around here make the applicant get a statement from their veterinarian certifying the breed of animal.Tenants will lie through their teeth about having pit's,rot's,etc.Insurance would not cover these animals with my buildings.The tenants try to pass off a pit as a boxer."
