Like really comfortably set.commercial loans will give you more flexibility, so be sure to incorporate the extra percent premium they charge into your projections, about 1% more.

If so this seems like a great option to incorporate into the Brrrrr strategy.For anyone unfamiliar with this term, the Power Buyer essentially purchases the house you want for cash and then rents it to you until you can get your financing and purchase it from them for a slight markup. 

However, I do want to incorporate my properties into a business but just having a hard time trying to get started with the business concept, as well as how a website might look like.

I grew up in my parents real estate office but never got into it much myself, but now after some experience in corporate life I’m seeing the benefits of owning and investing in properties!  

I have 401k money and would love to use it for real estate, however I would also like to incorporate leverage since that's how I've been able to scale.

Be aware of the issues you're seeing in older houses and make offers that incorporate issues that will surely come up in an older house.

I can incorporate about 20K into the loan for the garage but would love to get out less then 10K but not sure what options there are here.
