@Mindy Jensen, estoppel certificates are always advisable in that they bind the seller and tenant, and courts can afford great weight to estoppel certificates (if you got to that point).

I couldn't find one that wouldn't repeatedly attempt to abuse me financially or through incompetence and laziness set me up with tenants that would, so I gave up and sold my out of state properties this year; what a tremendous weight off my shoulders that has been.If you do choose out of state (which I do not advise), another trap to avoid is the dirt cheap properties with low rents.
