I'm sure there are 'better' cases of me being dumb and overloading my truck (like signing a waiver because I was over weight after buying a few pallets of tile) but hey -- it got the job done. 

@Mindy Jensen, estoppel certificates are always advisable in that they bind the seller and tenant, and courts can afford great weight to estoppel certificates (if you got to that point). 

That extra 1/2 month's rent you pay the co-op agent can be worth its weight in gold. 

I doubt in your underwriting you are including "gun shots" or "police calls" are given any weight no matter what the development is.

For those of you who charge monthly pet fees for dogs, do you use a weight range to separate what's considered a small or large dog or specify breeds as small or large breeds?

I couldn't find one that wouldn't repeatedly attempt to abuse me financially or through incompetence and laziness set me up with tenants that would, so I gave up and sold my out of state properties this year; what a tremendous weight off my shoulders that has been.If you do choose out of state (which I do not advise), another trap to avoid is the dirt cheap properties with low rents.

List your weight restriction if you must. 

If you've read those laws you would understand that anyone worth their weight in air will know its silly to go with the option that literally takes 100x longer, if not more.

Also, a great CPA/Tax Strategist is worth their weight in gold.

I have a good team of hispanic contractors, worth their weight for sure :).
