There are a lot of start up costs and also competition with the major soft drink companies. ( Stainless steel tanks, trucks, advertising, bottles, labels, marketing, health department regs, etc. )As I am an idiot when it comes to real estate, do you have to 1031 all at one time or over time?

If he does, he will always be subject to his advice being "second guessed" by the seller, or his attorney, who will be hired after a drinking session at the seller's favorite bar when his buddies, with little knowledge of real estate, all tell him how he was "swindled" by the buyer.I hope this adds some clarity.

It's expensive and the odour is most strong (a well ventilated area is a must), but being alcohol-based, it dries quickly and the odour dissipates in short order.The fact that it dries so quickly is what gives the good coverage.I just primed an old - previously varnished - linen last week ... one coat, no issues.
