If you're a sophisticated, deep-pocketed investor who can go toe-to-toe with them and use them as one of many sources for your deals, then by all means, go for it.If you are a first-time or inexperienced investor, an out-of-state investor, an investor working with limited liquidity (under $1M) ... don't get near these people, they're out of your league.

I like the thought of buying it and doing a rehab of some sort which will improve the property, increase the loan size and possibly make it easier for the person you sell it to to buy it.

Honestly I agree with you about too much planning, I like to to always be somewhat adaptable.I am leaning towards accounting and yes for sure going to take the CPA exam.
