Billings is blue collar but has a solid diverse economy and numbers work OK.

If you have other goals such as diversity of investment, cash flow or long term income then consider it.

San Antonio has a fairly diverse economy, I am surprised we are 2nd lowest though on unemployment.

I would recommend Philadelphia Pennsylvania.Large city catering diverse economic base.Low inventory (that translates into strong rental and home buying demand.)Many investors from California NY and elsewhere are already finding good profitable deals here both buy and hold as well as flips.Property that is available at 50k and with renovations from 15k (cosmetic play) to 50k (full renovations)are obtainable with persistence.

The better one's know what they are doing and are usually in the larger cities that are diverse and in a good stage of growth of the population and jobs. 

It seems like I get shared ownership in a diverse portfolio of multiple properties.

Valuation sources are diverse: Zillow, Redfin, Black Knight, First American. 

But the areas are so big and diverse.. like different ethnics, quality of neighbors, quality of schools and etc. all in one bracket of low income area.
