I now live in property owned by my mother - it also has an HOA ironically - where I have a home photography studio that makes a small amount of money, so I don't know that I'll be house hacking especially with my 3 kids but hey, maybe!

I have just personally never dealt with anything like that so its just new ground and I'm being very cautious. 1- its a big house........ big old house to say the least and it was neglected for a long time it seems.2- it needs a roof and that alone is 10-15k on the low end I think.3- I saw a cracked 4" cast iron waste pipe on the second floor joist (plaster was cut off in area) so makes me think what other plumbing is cracked........ cant even really explain how it happened, unless the pipe froze but just odd because those don't hold water that sits in it for long and its inside house.I don't know...

They moved in with a broken washing machine that they set out on the back porch and left that behind along with a broken window air conditioner, a freezer they unplugged but left half filled with rotted meat, bags of mismatched shoes, broken furniture, childrens clothes, christmas ornaments, soggy bedding, rotting mattresses, more dirty diapers and, ironically, unused condoms.IF you can get a Section 8 tenant who can manage NOT to have a boyfriend/girlfriend/"fiance"/brother/sister/aunt/uncle/cousin/cousins children/babydaddy/babymomma/grandchildren come live with them because they've been evicted/kicked off someones couch/basement and have no place else to shack up you might have a chance to keep your rental unit in decent shape under this program.

@Manolo D.Thanks for the reply.I had a developer who has built several subdivisions tell me that he has in the past used a title company with the construction funds in escrow to where the payments to the GC and/or subs were handled by a third party according to the instructions given to the title company.I did not ask him for the details but apart from the extra expense, this sounds like a pretty iron clad way to handle payments as well.
