This restaurant, on the surface, looked like a very classy wine bar/restaurant. 

However, until landlords and property managers work to educate tenants proactively, they will continue to get their training from 1. the media 2. wining friends and 3. tenant-defense attorneys.

If you are tight for rehab budget choose one and make it a feature - I would always guide you towards the kitchen and the bathroom to make your feature investment stand out -you want granite in these kitchens and upmarket ovens, wine coolers etc.

Take her out, have a nice dinner, have some wine, let her know how much you love her, and DONT mention the war-zone property profit theory. 

There is also a Costco there and any other manner of stores, so I'd assume there would be a decent rental market.Another thing to consider is the summer tourist trade.  

So, in my opinion, if it's just wear from traffic with bare feet, especially, and not cleats, it's normal wear and tear.Now, if they spilled red wine and used a wire brush to try and clean it up - that's another story. 

@Lain McCanless I just came across a 330k duplex in a premium/tourist focused area of Oklahoma City.

Sanibel and Captiva are a big draw for tourists, and they will not be accessible by car for a long time (I'd have to guess at least a year to rebuild that infrastructure).
