encapsulation doesn't help during demo.

Seems like a great spot for a hotel or apartment complex but I don't think anyone would touch it unless the city agreed to pay for some of the demo and remediation.

For demos it saves so much compared to dumpsters .

You don't say how much demo has to be done, but you can think about it the same way you would a new build.  1.

I don't agree with your argument …   having had many a house razed by the city and then get a bill for it.. just had one done in Indy. but that's because we did not get to it in time to rehab  we were going to demo it anyway.  

I want experience in framing, drywall, cabinet install, tiling, demo, etc.

Whether it was buy and hold, fix & flip, short-sale, wholesale, or other, I went after it.I even used it as a teaching tool for my teenage foster youth when it came to me negotiating, rehabbing - prep & demo, cleaning, and renting.

The worst of the worst demo/trash outs, IMO, shouldn't take but a week long.
