I replaced all the tiles as they were filthy and stunk and I can see where they touched that one tile when they break in because of their fingers being dirty.

If not, they will have to file a claim with their own insurer and there's an increased likelihood that the PM insurer and the Landlord insurer will start pointing fingers at each other.It's increasingly common and I've only dealt with one insurance company that refused to do it.

Just to give you all an update: she emailed me again yesterday saying that her family that was sick passed away. in her defense, she was not really pushy just sort of resigned to the fact that she will lose all her money. i did the high road and decided to follow john crosby's advice. i offered her alternate nights in which she was very thankful for so she decided to cancel. we opened the dates today and posted it in fb to all our family and friends on the vacancy and hopefully somebody will be interested. i am crossing my fingers!
