a situation where you cannot close is a disservice to a seller that is on market, and may harm them, all im saying is be carefull with the properties you are trying to wholesale, nothing against it, you just need a better strategy.

I understand your concern with the pitbull breed, however if the dog is papered as certified as a service dog there should really be no risk of the dog harming anyone.

This, in my opinion does two things, 1, sets the standard and expectation that you are an amazing land lord, that has top notch service and has an elite property, and 2, it simultaneously sends the message that you demand the same from your tenants.Now obviously there's a risk you won't get the higher rent, but as long as your numbers work out at the lower market rents, theres no harm in trying to push them in my opinion.

Obviously we do not know the extent of this cleanup, but if it is severely overgrown or has accumulation of trash, do you really want Tenant's children exposed to possible harm, in this day and age of no accountability?
