I recently broke my own rule of not accepting anyone with an eviction twice, and won't likely do that again.First one was a 22 yo girl with a 15 month old daughter going to a local community college and working.  

I drive a 98 Ford Escort (and have a 95 F-250 to pull my trailer) and my wife drives a 2006 Kia Sportage - I call it 'smart money.'

Unless they have F-1 status as did the Cdn girl we rented to.

That story about the girl with her internet not working is exactly what I am afraid of :) I go crazy when my internet isn't working, and I loathe dealing with my internet provider.

In my hometown in Waianae Hawaii, 80% of the population receive some sort of government assistance such as food stamps or section 8 housing. 80% of teenage girls become single moms.

One girl questioned that the doctor had to be in state when she applied , I simply told her " if the state doesnt allow them to practice in this state I legally cant accept it , but the 2 evictions disqualified her from the start .   

We had a situation once where our tenant was arrested and deported out of the country through ICE, but left behind his children and their mother (his ex-girl friend) in the apartment.

We do accept section 8 but are very picky when it comes to choosing a tenant.Yesterday I met up with a Woman and her two children and grandchild- a 22 year old man and a 14 year old girl, and a little boy--her son's child who was about 4 years old.

Just like with you... my landlord was cool in person (even inviting my boyfriend and I over for games and fights etc.) but in the end he hid behind a piece of paper like a girl just for a measly few hundred bucks.
