Out of area and wife has to deal w/ a tenant that brought in an unauthorized washing machine (that we later found leaked out the back) and ran it causing water damage.

I’ve heard tenants having mold in the house due to a leak coming from the washing machine, when the tenants noticed it, when they were moving out, that’s when they sued..

For how much I've heard about Deal Machine, what I wasn't anticipated how much some home owners would lash back! 

When I would go to court I printed out the Tenant Ledger Sheet (History of their payments and what they were billed for, whether it was for damages they did, late rent, whatever it may be,) and I printed out their History from QuickBooks along with phone messages, left on my machine, letters I wrote them, their lease agreement and everything that transpired from the day they filled out an application to the day I had to go to court. 

Would you recommend deal machine over propstrean or would you use them simultaneously ?

I had one lady tell me she lost it all playing slot machines in a trip to Las Vegas (true story) and I wasn't impressed.

I know at my car lot we use a credit card machine for payments and it’s 2.7% fee per transaction
