It alleviates concerns over market competition and we can focus more on the similarities and differences of our business models, systems and strategies rather than discussions around specific markets, prices, climates, cultures, etc.We have 3 members so far.

Many factors including climate but mostly it's how well kept the owner maintains just like any other home.

@CJ WitmerBaseboard heaters are an option, they can be an expensive way to heat if your in a cold climate (not sure how cold it gets or how long it stays cold in Pennsylvania).

Actually grew up in Vaughan ;) I moved to the US a few years ago to warmer climate but still investing back in Ontario. 

But in todays climate, simple facts don't seem to matter much.

You can put the cash towards your next property, and/or unanticipated expenses with your current property, and/or changes in the economic climate.

A lot of the more experienced folks on here have keyword alerts setup for their favorite markets, and will contribute when those keywords are mentioned (like I just did after someone said "SEATTLE").As for markets- we invest in the PNW (6 rentals), and although cashflow is harder to find out here its an absolutely wonderful place to live, and not as bad an investment climate as everyone likes to make it out to be.

The climate is not that critical here.
