We appear to truly be going towards a 'have' vs 'have not' society.  

I think communication gap is minimal...I come from a family with both extremes of college educated...ill say wealth..but none were high society type and poverty/deaths of drug overdose.That combined with my 15+ years in customer service I am confident in that area...however the overall point you make is a good one and something to keep in mind.I guess I need to re-look at the market and possibley look for a lower price point with higher standards and see what comes back....I also guess any cashflow I can just eat for the time being as extra savings towards repairs...the mortgage is set up on a 30 year note...I could pay it off much sooner too to work towards letting someone else manage it..

We are okay investing in markets like Detroit, where capital is scarce, as it typically is an indicator of value.We are willing to trade liquidity (equity) for yield (cash flow), when the opportunity cost is right.We utilize our competitive advantages to invest where others are reluctant to go, limiting our competition and increasing the opportunities available to us.Despite the perception that most people have of investing in Detroit, the biggest challenge we have had to overcome in our Detroit rental business is the lack of financing options available for affordable housing in Detroit.

The average investor’s perception of risk is backwards.

Along those lines, this whole world of buying/selling/brokering/funding/making loans - well, so many people try to make it out to be some type of secret society that you have to be in or something. 

Society changes, shows we watch change, what's funny, what isn't, what matters and what dosn't, and with that what people find engaging and trust changes, damn nearly daily it seems sometimes.

The municipality typically can't/won't enforce them and unless the "neighbors" actually took you to court to get you to cease their perception of prohibited activity, nothing will happen.

That is the problem with our society though.

If the surrounding perception is that the house is haunted I wouldn't touch it now.
