So, in my opinion, if it's just wear from traffic with bare feet, especially, and not cleats, it's normal wear and tear.Now, if they spilled red wine and used a wire brush to try and clean it up - that's another story.

I do know how much work is involved even with long term tenants, so I'm not sure I'd want to deal with AirBnB turnovers, phone calls, questions about this and that - how do I work the TV, where is the wine bottle opener...on and on.

I tried to make 5-10 properties in an entire popular wine country town work, could not, and have basically moved on from an entire city simply because with 35% property manager fees (the lowest you can find, and the town requires a PM), no rental will ever be profitable.

However, until landlords and property managers work to educate tenants proactively, they will continue to get their training from 1. the media 2. wining friends and 3. tenant-defense attorneys.

For what it's worth, some ideas I've seen pitched are grocery bundles (e.g. a breakfast bundle for 2-4 people with eggs, bacon, bagels, cream cheese, and OJ all pre-stocked in the fridge), meal kits, a pre-stocked drink fridge, charcuterie boards, premium coffee selection, bike/e-bike/scooter/kayak/canoe rentals, video game consoles, upgraded work-from-home office amenities (e.g. oversized computer monitor), etc.I'm not a lawyer, but cocktail kits, bottles of wine, local craft beer, and other alcoholic items seem like they would fall into a grey area from liability perspective.

The VIPs were also served breakfast, lunch, dinner, and snacks along with premium beer and fine wines and deserts on Friday and Saturday and Breakfast and Lunch on Sunday.
