That is also an innate characteristic and why they are considered more risky even at origination.There does seem to be a relatively common occurrence of investors buying second liens and not pursuing foreclosure which sometimes is warranted and other times not.

For clarity consider a Warranty Deed -- this kind of deed warrants that there is something being transferred, if nothing is transferred with a Warranty Deed then fraud has been committed and is punishable under the law.

The bank the lender went through denied the loan because it was non warrantable with 2 of the 3 units in the building being rented.

Otherwise, if you can find employment that's backed by a college degree, then W2 income is basically a requirement for loans, so go for that and invest on the side until you have enough income from rentals and a track record that warrants going full time.What discipline you pursue in RE will depend on what your interests are -- flipping, buy and hold, development, etc -- so take this time starting out to learn as much as you can about all the ways to make a living in RE from someone who's doing that strategy in your market.
