Talking about one without the others is not meaningful (not to mention financing differences)

I am fairly new to the investment world, but it has always sparked my interest and most of what I know so far is from reading and researching. 

Since you are a real estate agent, you may also want to consider whether a particular referral will lead to any meaningful benefit to you.  

Median sold price for December was $450k for Reno/Sparks.

You want to go in with a basic understanding of the different structures so that you can have a meaningful conversation and understand what they are saying, but outside of that it's just too much of the same answer (Talk to an attorney and CPA).  

So what sparked your fire? 

I hope that this sparks some further thought and conversation or at the least helps others navigate the intricate and fascinating landscape of RE market inefficiencies.

It may spark some ideas regarding your awesome dilemma.
