Instead I would have met with the tenants to ascertain if they still could afford to rent the unit and were still capable of fulfilling the terms of the rental agreement.I wouldn't leave it up to the tenants to fix or hire someone else to fix the shower faucet and toilet.

Demand is adjusted, it's built into the price, and it's a self anti-fulfilling prophecy.

However, if you can demonstrate that Vendor's failure to perform - whether purposeful or not -  ran out the clock on the deal, you have the option of taking legal action to force the vendor to fulfil the agreement.
