There is also advice I take with a grain of salt because I work a lot with investors, and that's very different than most of the business in my office.There were two thoughts that came to mind when I read your post.1) Look for a different brokerage.

@Michael LowryI'm not familiar with your area, so take my advice with a grain of salt, but you seem to be offering the owner top dollar on a property that is already getting top rent dollar and you're putting 100k down and paying 7% on the balance.
