They should instead save this money and work on rebuilding their credit.  

For my local area, the utility will put up one pole, but after that, it's up to me to pay for it.In regards to roads, you could probably call a paving company, one of the large guys you see rebuilding roads every year, and ask them as they should know.

I would rebuild.

Therefore, if I know how to gut & rebuild the kitchen, have the time, make the time, etc.

I'm mostly interested in buy and hold but i'm not adverse to exploring tear down/rebuild/sell/re-invest since one property would be worth much more due to its location (SODO).

If you can rebuild cheaper it could be a home run.

If the front loaders need a control board it will cost as much to replace board as a rebuild on both the washer and dryer of a one piece stackset.My opinion for a rental...

I may follow up once I'm a bit closer to rebuilding the wall.  

(rebuilding interior walls, closets, shelving, kitchen counters, cabinets, lighting, fixtures, flooring, bathroom, etc).Note: plumbing, electrical, etc into the unit is all being covered by the building, so I only need the "walls-in" rebuild cost per sq ft.As far as quality, let's say "middle of the road"... so we're talking nicer than your typical "cheap rental property", but certainly not looking to do a high-end rebuild (no high-end finishes, etc).

A new tank rebuild kit is 20 bucks or so.
