New-ish investor looking to grow

Hello all! I'm new to BP and presently holding 3 rentals in Orlando, Florida with positive cash flow purchased during the recovery; have learned how to be a landlord over the last 3 years and will be listening with all ears on how experienced investors have grown their business in the Orlando market. I'm mostly interested in buy and hold but i'm not adverse to exploring tear down/rebuild/sell/re-invest since one property would be worth much more due to its location (SODO).

 Hello and welcome to BP!  It sounds like you have gotten off to a good start.  I live in Dallas County so I probably will not be joining you but I wanted to say hi and wish you well,   Just be patient and trust your gut.  The more offers you make, the better you will do.  Your local and experienced Team can help you with the things you do not know and are usually worth every penny.  The typical main Team members are  Attornies, real estate Agents, CPA's (or accountants), Inspectors, and General Contractors.  Do not try to do everything yourself.  Just do the thing that you like.  Focus on the income productive things. Alway get an insurance policy right after you close on a new property that will protect if there is a non-natural loss.  Also, as soon as you can after closing, change the exterior door locks on a building.  If the old locks are still good just use them at a future address.

I am 59 years old and I found BP about 7 months ago and I don't know what I am going to do.  I went to college, not that is mandatory, and I got a business degree that emphasized real estate.  Since I was in Texas and planned on staying there I found out that I could take a broker license test without taking anything extra so I got one in 1980.  I kept that license for about 30 years.  I have closed a few deals  for other people.  I have only closed one investment deal and have sold it.  Regardless of what I had I felt more comfortable in the construction business so that is where I went.  I have been in the construction business since I was 17.  My father has been in real estate sales for about 40 years and he has taught me a little bit.  If you think that I can help you please contact me through BP at any time.  Good luck!
