So, if you are comfortable with month-to-month and gamble on what happens after closing, then do nothing.

Stock and crypto are legalized gambling, as far as I am concerned and, like @Scott Trench, I am sure glad that my retirement is based heavily on real estate. 

I don't chase other women, go out drinking all night, spend money on gambling, or things like that. 

@Sheila Campbell I'm risk adverse... read that as willing to gamble.

@Andy Rousch Branson is like old-people Vegas in the Midwest...except instead of gambling they have an excess of theatres, and amusement parks hahaha.

It could appreciate but I consider that gambling.

But it's a gamble, could work, could not, most likely won't be how you expected lol.Renting rooms might make more money, but again different challenges.

It's quite a gamble.

It also makes a HUGE assumption that you can access this gained equity through refi at the same rate as when you started the loan (highly unlikely and as I stated, math is math and statistics are statistics so why gamble on an unknown factor!).
