Rather than diss a strategy like sub-dividing, which is most of what I do, or rezoning as "too hard," he and his guests present the facts in a non-patronizing fashion and let you decide based on your circumstances whether this or that particular wrinkle to the land business might be for you.

If you look at most of their costs - it can be done "the old fashion" way without much of the hassle and costs and aggravation.

I’ve got GREAT friends who do not have an investor or entrepreneurial spirit but I’ll gladly go grab a cold Old Fashioned with them, and have some laughs.

@Brendan Novisky I maintain my broker's license mainly for the same purpose as what you intend to do with yours, as well as for agents like me to have a place to hang their own license - I operate in a similar fashion as the ones mentioned by @John Horner.

When I am in the city, I am confronted by all the latest fads, cars, fashions, eateries, etc.  

A fashion that provides a more appropriate recourse to the seller should things go sideways.

Old fashioned roll up the sleeves research and visits to the places you mean to invest are, in my humble view, absolutely essential. 

We also use Cozy to collect payments, which is easy for both parties, as it’s linked to both our bank accounts (tenant and landlord).I could have even used Cozy to collect the security deposit, but I used a old-fashioned check for that, since I wanted to deposit those funds into a completely separate account, and I couldn’t figure out how to do that through the Cozy setup.
