I would also not look to deploy the entire 500k at once.

Another option would be a self-directed IRA in the stock market, which could set you up to invest in a deal with your money that has been growing in the IRA on its own, then take that money deploy it to a property for an investment while you are getting a return to your IRA during the holding period which it is has compound that income and make the investment exponentially better than 8% returns.

Increased cash flow on the unit.Where you go wrong is the pernicious idea that because you have an income stream from another person that you are deploying for the debt, therefore you are not paying for the debt.

Invest in yourself, the more knowledge and strategies you know how to deploy if a correction does come, the more rewards you will weep.

I have had my license for almost 2 years and have been doing as much as I can outside of my military duties and travels (deployments, TDYs, etc). 

At any brokerage you have to have the drive to be interested, sell enough to have capital to deploy, and have the mindset to make it happen.   

I am currently deployed, when I get home I should have around 35k saved up.
