Like that cost to purchase and that cost to rehab, which puts you in the 40k-80k and the area only warrants ~500-700 in rents.

Thats exciting.A few things to consider -make sure you are actually pre approved, not just pre qualified-see if the lender can provide a list of 'warrantable' condos, you don't want to waste your time with communities that are 'non warrantable'-make sure the complexes are solvent..have money set aside for repairs to roofs, sidewalks, lighting, pools etc.

Also, I can about promise you this complex is non-warrantable, so you'll have to bring a minimum of 20% but more than likely 25% down because of that.

In regards to Florida condos: you may find it harder than you expect to find STR friendly properties that can be financed with traditional financing (ie, conventional loans) -- if traditional financing is your plan.Condotels (condo + hotel) inherently are STRs but are considered non-warrantable by Freddie and Fannie, and therefore do not qualify for traditional financing.
