That is why when you own 20 units of anything the numbers are exciting and there is the opportunity for almost exponential profits.Take 20 units times only a $50 per month rent increase is $12,000 per year EXTRA INCOME, in 10 years that is $120,000 and then you increase the value of the property as in the image below.I used some fairly low numbers with the assumption that the property is currently earning $50 per month per unit and the rent increases may be super low at $30 at the close of escrow and only a $30 rent increase every year, but if the owner makes some changes she may be able to increase the rents several hundred dollars within 1 or 2 years.So, even with the very low rent increases the owner will make a profit of $1,336,800 in 10 years, but also may be about to double or triple that number.
