A buyer agent will be a good screen against pitfalls you might not be aware of in the process so some mistakes can be avoided that way.Disadvantages:  Deals found will mostly be on-market unless the agent has made a concerted effort over time, to prospect for off-market deals. 

Fortunately, due to my day job, I am all too familiar with the pitfalls of meth houses, the extensive amount of cleanup involved, costs, liabilities, etc...

There have been some common pitfalls on the deals that didn't work out and some common features on the deals that did.

None of us here in this forum have tried them so we can't really offer advice or any pitfalls in the process because none of us have gone through it. 

I have a lot of respect for people who do it, specifically because I know all of the pitfalls.

So someone gets hurt, that's an insurance issue or question, you might want to make sure he's bonded and insured as an example, or you're going to take the risk, hoping that your insurance will cover it, which there are all kinds of pitfalls with that are things you need to be aware of.
