I personally started with the same vision of getting into flipping and I ended up jumping into STR first.

Assistance animals perform many disability-related functions, including but not limited to, guiding individuals who are blind or have low vision, alerting individuals who are deaf or hard of hearing to sounds, providing protection or rescue assistance, pulling a wheelchair, fetching items, alerting persons to impending seizures, or providing emotional support to persons with disabilities who have a disability-related need for such support.

I would like to start by managing my  property's myself and create processes and systems that work for me before hiring a property manager that share the same vision and can follow my blue print. 

Not many people have the vision to see what a home can be when it's still under construction.

Thought about investing in a different state but for now the vision is to get some experience before we do.

So, when people focus solely on rates, they are seeing with tunnel vision. 

There is a strong correlation with mindset and vision to become reality.  

Your complete ignorance of and disregard for the basic rules of economics, supply and demand are certain to lead to the utopian vision of overly abundant housing our state so desperately needs.
