To overcome the nerves, I'd suggest listening to a few personal development podcasts, Youtube videos, audiobooks.

Over leveraging is much more difficult to overcome if you don't have your entire income to battle it in the event of a poor purchase.

Persistence is a necessity at this point for me, and failure is not an option - I understand that there will be failures along the way but nothing that i cant or wont overcome. 

This approach should show the lender that I have skin in the game, and possibly overcome the fact that I have never flipped a house.

Larger, growing markets with a more significant pool of ready buyers will experience less volatile cap rate swings in declining markets, and as David T said, projects with steep value-add opportunities can overcome the losses due to cap rate expansion in many cases.   

A great big hurdle for many people, especially if they were burnt by a contractor before or they have heard horror stories from friends and family.There are a few ways to overcome this dilemma - one, buy the materials needed yourself and have them on the job, when the contractor shows up.

Educated action overcomes almost any mistake.
