If they did make an appearance then we have to give them another 3 days to respond to the complaint.Since he did not Appear or file any Response we were granted Default Judgement on Jan 9th.Jan 9: Motion for default for failure to appear is granted.Big win but its not over yet!!

Beyond that you've got constant fighting with the neighbors, layers of nicotine caked onto your walls, constant complaining, broken windows, no batteries in your smoke detectors, and a yearly Section 8 inspection that requires you to pay to fix a whole bunch of tenant caused damages.

On a vacant house, I leave the heat set at 45 when it's not being shown.Electricity is so cheap that even if I leave a radio on, a light on a timer, and motion lights outside, the bill is only about 25 cents per day.I wouldn't turn it off to save a few dollars.

We must be careful as tenant can legally claim treble damages if we inadvertently dispose of their possessions too early.Day 36:WRIT OF EVICTION ORDERED: The next step in the eviction process is to request an Application and Order Of Eviction (form dc 107, also known as a Writ of Eviction) which requires judge signature.While the tenant can challenge this motion, this rarely happens.Day 43-46WRIT OF EVICTION RECEIVED: Order of Eviction should be signed by now, if not f/u with attorney.Once signed, we again try to contact tenant for an acceptable Payment Plan.We may discuss a Cash-For-Keys option with property owner to offer tenant to obtain property possession faster and avoid removal fees.Otherwise, we must legally contact the court assigned bailiff and schedule removal of tenant and their belongings from the property.
