I am not in the SF area so I can't say from personal experience but from what I read online and from news source the out migration trend from super expensive coastal cities like SF, NJ, NY, LA have been in motion for years and now with coronavirus and work-from-home being made permanent at many companies one would assume the trend will accelerate years to come. 

Motion lights too. 

Provide a safe and clean space for tenants, take pics when you install (every 10 years) or change batteries on smoke/carbon detectors, have them sign off on a movein doc that says windows open, smoke detectors, test.

*Obvious exceptions being those who are renting rooms in their own house, or doing a slow-motion flip to take advantage of the tax exclusion.

Sounds like your locale is like mine in that almost any work will require the building be retrofitted with hard wired, interconnected smoke detectors. 

Some say it's just chatter, others say planning in motion.

They do a super brief inspection (like open the door and look for a smoke detector) and sign your paperwork and leave.

We also write in our leases that we can inspect smoke detectors once a month, so we can enter the properties regularly and take a look around.

Last time the motion sensor light went out in the backyard he told me about it and promptly went out bought another one and installed it himself.
