Some would say I am using my cap gains to spur the community by providing decent housing to low income families.

I am using RL Property Management for my first property and they seem to do a good job, but I just don't have a basis of comparison since I have never tried anyone else.

I guess I should also mention the private lender I am using is my fiance's dad, and he is not asking for a fee for his investment, he really just wants to get us into a place we can build wealth off of. 

I am using the same concept but with Index Universal Life Insurance instead.

I am using ROI spread sheets (which I'm sure everyone is to an extent) and simply looking at cash-flow positive homes using the 1% rule.

The main structural beam is being replaced so I am using a licensed contractor.  

So you can reinvest that money into other investments and you money grows at two places at the same time while you can deduct the interest of the loan as investment expense (if using a third party lender instead of the insurance company itself).Personally I am using Roth IRA, Roth 401 and cash value life insurances.

It's always amusing to me that many of the same folks on this forum that routinely trash property managers as completely unnecessary, are simultaneously pumping that they are worth 6 or 7 percent of the sales price for their own expertise.
