I am currently gearing up for my first investment, and am using the services of a mentor I met in my local community.

I am just starting to get into Turnkey rentals in Detroit and Pontiac, and I am using Jeremy's business as a model for what to do and more importantly what not to do.

Some would say I am using my cap gains to spur the community by providing decent housing to low income families.

I am using RL Property Management for my first property and they seem to do a good job, but I just don't have a basis of comparison since I have never tried anyone else.

I guess I should also mention the private lender I am using is my fiance's dad, and he is not asking for a fee for his investment, he really just wants to get us into a place we can build wealth off of. 

I am using the same concept but with Index Universal Life Insurance instead.

The judge is not amused when you tell him "oops" or say "I didn't think that would happen". 

I am using ROI spread sheets (which I'm sure everyone is to an extent) and simply looking at cash-flow positive homes using the 1% rule.

The main structural beam is being replaced so I am using a licensed contractor.
