Currently there is one set of coin op laundry on first floor for the entire building. 

I can tell you that I personally have spent a fair bit of coin, exponentially more than you're considering, and I don't regret it one bit.

The building is in great shape, about all was replaced the coin washer and dryer the old ones were pretty worn out.

Work is sending me to Aurora CO in four months for at least three years and I would like to buy a house there BUT before I jack my DTI through the roof I'm thinking this is a great opportunity to open a few more personal LOCs.

But flipping over the coin, Grasshopper, I've sold SFR rentals in the 30310 zip code, Oakland City area, to out-of-state investors, and there it was a plus, offering a safe, secure, ready-to-rent property is truly turnkey.
