Personally I would avoid it based on my tenant experience in the past unless I was trying to get rid of excess furniture I couldn’t unload elsewhere.

Either there is a ton of future maintenance or someone is trying to unload a problem.

Just caught this article today.https://www.npr.org/2019/06/22/734919303/supreme-court-overturns-precedent-in-property-rights-case-a-sign-of-things-to-co Oregon did this a few years ago passed a law that allowed owners of properties I think prior to 1972 big zoning changes to go back in time if they were owners then and then develop the land as it was zoned or not zoned then.. it passed bunch of people jumped in.. then the law was over turned.. one logging concern  Stimson lumber made applications to rezone literally hundreds of thousands of acres of timber land for development.. 

Also, if youre willing to go further south, theres some discount places like lumber liquidators, and a couple other places in medina.

Generally these structures were built with actual true lumber not the nominal lumber we see today.  

You can have a conversation maybe as a prospective client (not being dishonest or trying to trick them of course) for the future and just ask if they know of any tired owners looking to unload to let you know.  

You have a place to live in for now and if the numbers don't work out the way you want them to as a rental down the road then you just unload it and get something that works better.

Be sure to screen the current tenants in there to make sure they are not unloading trouble on you.

The ones who broke down costs listed lumber costs as $27K.
