Insist on a detailed breakdown of all work, everything he's going to do should be itemized and have a price attached to it.

I agree with @Joel Owensso if an investor insists on a lower cut for the sponsor, are they not taking the risk of a less experienced sponsor.Be sure to put a cap on your heart surgeons salary.I personally think that professional athletes are paid too much.

And, they were insistent that they didn't want to raise the pricing of our products, but when we looked at the cost of listing with them, we would have had to raise our fees. 

The bank is indemnified in our contract, but insists we 'satisfy' the (commercial/wayward) contractor.

Is there a way to protect myself from this, or should I insist upon a different type of deal structure?

In hindsight I lost out on a lot of wealth creation by insisting on all-cash, as my portfolio grew a lot slower than it could have grown had I been more open to using debt (wisely).

It's possible that the tenant may be more willing to cooperate once they understand the potential consequences of not taking action.However, if the tenant insists on not allowing the repairs to be done, it may be necessary to consult with a legal professional to understand the specific tenant rights and regulations in your area.

Each time I've dug into it, I've come to the conclusion that operations weren't up to snuff, or the owner was skimping on insurance, or wasn't insisting on renter's insurance, and usually some combination of the three.
