I think that's a great way to demonstrate your knowledge and professionalism even if you haven't done a lot of deals yet.

There is no statutory holding period only your demonstrated intent. 

This means A/E plans, etcJurisdictionally the proper time to engage the AHJ I believe would be after you front loaded a lot of the front end feasibility/design to demonstrate you're serious. 

I'd do a short sale, I'd do a bankruptcy and take a borrower who had other serious credit issues, but walking away when there are other options just smacks me with gross irresponsibility, why would I contract with someone who has demonstrated that they don't care about contractual obligations?

I would bolt...even one unpaid parking ticket demonstrates that the tenant was unwilling/unable to meet that financial obligation - even at the risk of greater expense and possibly arrest.

I've found that sharing this form with customers demonstrates accuracy, and RE investors who are rehabbing can use it for comparing contractors/subs.
