But I like the HOUSE hack idea for west coast folks ( not sure who coined that term) but in my mind that is what you do ... you need to set your foundation.And when you move to another home you have a great 4 plex that you leveraged into.

@Mark Pedroza They are very different, if the list provider(s) are honest and accurate about their data.It should be based on stage of ownership, to wit:1) Pre-Probate (a term I coined about 25 years ago) means "deceased owner of record, no probate filed"2) Probate - open case whereby the record title has yet to be complete and title not transferred3) Inheritec - property has either been probated and distributed or other by other method of transfer (joint tenancy, etc.)The wild card is how list providers treat properties held in trust.

It also has a good size out building on the property that a few coin operated laundry machines would do great in. she definitely wants to walk out before 15 years, so she would be paying extra principle payments to pay off early.

Account ClosedReal Estate Operator is the legal, business and taxation term used for what you do, you are not an "investor" from those aspects, "investor" is pretty much coined by gurus to add to the glorification of being seen as a "big player" and that falls pretty fast off the cliff when speaking to professionals who know better.
