I am thinking about buying a single family home and turn it into a crash pad for Allegiant airline pilots and flight attendants here in Mesa.

What is your experience with crash pads (for flight attendance/pilots) during COVID 19? 

I've got some experience with short term rentals but not much with crash pads for flight crews.  

Do the same with Reddit.I then do a quick hot pad search to determine rents and school ratings.

I would like to subdivide the lot and possibly turn it into three lots that I can prepare building pads for.  

Try get paid for your pad.

For a buy and hold investor (like me), the rising interest rates have definitely put some brakes on the buying new properties but I have not considered selling any of my properties yet and the main reason for that is I have no better investments lined up for that cash...stock market outlook is not that great either.

I need to make sure I can confidently say you will get pad no matter what.

Good question, in many cases it is less for us but a few things to mention there for my situation and the frame in which I'm writing from that will add some clarity:1) I'm writing with some of those estimates padded for complications and issues. 2) I get more reward out of completing bigger projects.
