Sounds like you have the right attitude . 

Let's not find fault with low cost leverage and the lenders (our business partners) who provide it. big bad bank forced me to borrow from them then when I don't pay them back they are the crooks.. its insane the attitude so many in the US take against lenders and banks.. 

But that was a year where you could walk around with a blindfold on and stumble into a deal because of a distressed market.You seem to have a great attitude about people responding to your post.

Most of that is above, but attitude is also about your why.

We have tested several different ideas over the last 10 years and here are some conclusions we've come to, and things we've implemented:The pet owning community is too large for us to completely remove from our tenant poolDeposits that are refundable yield better property condition at move out, than non-refundable fees, as people seem to have the attitude that they are paying for some damage anyway.Pet deposits accompany a Pet addendum in our lease, which states specifically the animal by type, size, breed, age and even name.  

It also requires tenacity and a never-give-up attitude.

.- I have good team working skills and a positive attitude. - I have an open mind to new strategies.- I have "house hacked" my own home and have taken it from the gaudiest thing you've ever seen to being clean, tasteful and up to date.

Thanks to gurus, some coaches or mentors, we have young people coming into real estate with insouciant attitudes about this industry as if it were opening up a blacksmith shop to sell horse shoes.

I think you're on the right track, with the right attitude, but your current analysis seems a bit minimal to me.This place is definitely highly profitable due to NAU. 

If yes, then can you really leave active and become passive in terms of management, returns and attitude?
