Perception is not always going to line up with reality and just because someone "says" hedge funds are buying up everything and forcing prices higher or that inventory is thin does not mean that is the reality on the ground.Of course, I may be a little biased :-) but I say the same thing about a lot of other cities too where people say investing is over or too difficult to mess with anymore.

With regard to the LLC protection: LLC property ownership is very common but I believe that there is more of a perceived perception than an actual one - as was seen in some of the previous comments.I recommend buyers to simply make sure that their property insurance policy has a nice thick umbrella policy to protect yourself from a lawsuit.
