I lived beside one for about 15 years and my property stretches the whole distance of the park.

Also, stretching it further, if someone local willing to drive around the property that I plan to get in and feedback me on the neighborhood and property condition (from outside), would be very much appreciated.

The ranch might be a bigger stretch, but maybe instead of owning the ranch you can have rentals pay for a nice long hunting trip every year.

I went through a stretch at one point where I went something like 150 days straight without a day off (either working selling freight or at the restaurant - usually both).

That being said, I am very involved in any project from beginning to end and keep a close eye on my projectsGood call, I've given myself "trigger finger" which is an annoying but painless condition where the tendon for your fingers swells semi-permanently (in my case, I think from squeezing tools too hard while working) and can no longer easily pass through the structures in your hand.. so when I go to stretch or recoil my fingers they temporarily stop and then "snap" the rest of the way.... .Hard to explain but annoying as heck, but would probably be extremely serious for a surgeon to have. 

But everyone is doing it in this small stretch of land.

Lowell is kind of a stretch to drive from but if its getting you the properties in the right location then it's all worth it. 

So, to be a bubble burster but if you are stretched to the point of having to borrow money for a down payment and a plan to buy rentals out of state, you should listen to those of us with YEARS of experience that are mostly telling you to wait until you are in a batter financial position.

So they stretched their budgets to the limits and bought a house they could barely afford. 

By no stretch of the imagination could I be considered an OOS investor.
