Mars Hill Rental units

Good morning all,

I am looking at a new subdivision going up in Mars Hill and wondering if anyone has any experience or insight for the area in regards to rentals. They are new 3/2 1300 SqFt starting around $280k. Rentometer says the area average rents is $1350 anyone have any properties in the area. I like the price over the same homes in Asheville that are going for $320-350K. 

Pros to Mars Hill:

New Construction, Near I-26, Near College, Lower down payment price so rents would be more affordable and easier to locate tenants I assume. 

Cons:

Across street from a mobile home park. Farther out from Asheville area. I also assume that Asheville homes would be easier to rent at higher rent prices for the location and would appreciated in the long term faster than the more rural Mars Hill.
