The agent is really steering you towards protecting their commission, i.e. it's more risk for you not to complete the closing.

To that, I would steer you towards a custom builder that would be more than happy to build the house you want knowing that they have a guaranteed buyer at the end.

If you would consider it a D class or even C- class neighborhood, I would steer clear.
