Working there and talking with some people I know in the real estate business have really sparked my interest in investment property and would love to learn more about the various opportunities and how I can get started at a young age.

@David Song I believe the City is inclined to work with investors to make the changes and ease restrictions but I imagine they will likely want to make sure that there are enough investors who are interested/willing to make the conversions to ensure that it sparks a trend that can bring in more investors who are willing to do the same. 

Start attending different kind of meetups, visit brokerages, network with other agents in your area by going to open houses on the weekends to just spark up a conversation.

I was amazed at the transformation I made.

We needed a new transformer (the reason the circuit board got fried) which cost us all of..drum roll...$40.

My interest sparked more and I decided to download the Bigger Pockets Beginner's Guide.

Neighborhoods that were the preferred hangout of crack dealers/users at the turn of the century (2000) were transformed into little hipster enclaves all over town in less than 10 years.Edit: additional thought on light rail.
